1. Nature of Services

PI Rentals LLC arranges and manages vacation rental stays and provides related property management and guest services for properties located on Plum Island and in the greater Newbury, Massachusetts area. Availability, pricing, and property details are subject to change and will be confirmed directly with each guest or owner prior to any binding reservation.

2. Reservations and Payment

A reservation is only confirmed once the Company has issued written confirmation and any required deposit or payment has been received. Rates, deposit amounts, cancellation windows, and refund conditions will be disclosed at the time of booking and may vary by property and season. All payments are processed in U.S. dollars unless otherwise agreed in writing.

3. Guest Responsibilities

Guests agree to: use the rented property solely for lawful residential and vacation purposes; comply with occupancy limits and any property-specific house rules communicated at booking; report damage or maintenance issues promptly; and leave the property in reasonable condition, ordinary wear and tear excepted. Guests may be held responsible for damage beyond normal wear and tear, in accordance with the specific rental agreement provided for each stay.

4. Cancellations and Refunds

Cancellation policies are set on a per-property and per-season basis and will be stated at the time of booking. Except where required by Massachusetts law or as otherwise agreed in writing, deposits and payments are non-refundable outside the disclosed cancellation window.

5. Limitation of Liability

To the fullest extent permitted under Massachusetts law, PI Rentals LLC's total liability arising from any booking or use of our services shall not exceed the total amount paid by the guest for the reservation giving rise to the claim. The Company is not liable for indirect, incidental, or consequential damages, including but not limited to travel delays, weather-related disruptions, or loss of personal property, except where such limitation is prohibited by law.
